Application Process.
All occupants over the age of 18 are required to complete an application prior to taking up residency in any unit.
Applying for occupancy to Sheraden Park Development, Inc. includes some steps to help you understand cooperative membership and the bylaws of Sheraden Park Development, Inc. A brief explanation of the process is outlined below, but feel free to contact us for a more comprehensive explanation.
When you decide to purchase a share of a cooperative, you, your realtor or attorney negotiate a sales agreement that specifies the selling price, occupancy date, and any other terms and conditions of the sale. You then apply for membership.
-
You must submit an application, proof of income and proof of funds available for the sales price noted in the fully executed sales agreement. All information is kept confidential.
-
Our property management company, Community Management Advisors, Inc. (CMA), on behalf of Sheraden Park Development, Inc. will then initiate a credit reference and background check.
-
A copy of the corporation's by-laws, occupancy agreement, annual budget, and rules and regulations are available under the governing documents tab above or can be supplied if requested to the prospective member for their review.
-
You will likely be asked to meet with members of the Board of Directors to confirm you understand the policies and the obligations of membership. You will be asked if you have read and understand the rules and regulations and agree to abide by them.
-
The Board of Directors will then render a decision of acceptance or denial of membership, and you will be notified of their decision. A sale may not close until this process has been completed.
* Please note approval of an application by the Board of Directors is valid for a period of 60 days.
